The quitclaim deed from individual to individual (Minnesota Conveyancing Blanks Form 10.3.1) is "sufficient to pass all the estate which the grantor could convey by deed of bargain and sale" in Minnesota (Minn. Stat. 507.06).

The deed conveys to the named grantee "all right, title, and interest of the grantor in the premises described," and does not extend to any after-acquired title ( 507.07). A quitclaim deed contains no warranties of title. For this reason, the quitclaim deed is often used in divorce or other transactions between family members.

Requirements of the form include the names and marital status of each grantor and grantee and a complete legal description of the property subject to transfer. All grantors or grantors' authorized representatives and joining spouses must sign the deed. A state deed tax, the amount of which is cited on the face of the deed is levied on the amount of consideration made for the transfer, and must be paid before the deed can be recorded.

Minnesota requires an electronic certificate of real estate value and a well disclosure statement for all sales of real property.

Ensure the deed meets document recording standards ( 507.093) before submitting to the recorder's office (or registrar's office, for Torrens land). Consult a lawyer with any questions related to quitclaim deeds or other real property transfers.

Was warned by attorney that forms from internet have lots of mistakes. But after looking all over, took a chance on here. So far, I am satisfied, and actually happy that I got something that (I believe) meets my state and local requirements. Haven't filed the deed yet, or had to put it into effect, but being able to pick the local area, and have the relevant state law listed on the deed, gives me confidence. Also, got the whole package of possibly relevant forms, and a very good guide how to prep the deed with a sample completed deed - greatly appreciated!

While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!

A better or more simplified explanation of what some of the more common titles would be used for would help. You list 6-8 types of Trusts alone. An example of doing a Grant Deed to move a property into, out of, or from a Trust to a Trust would have been helpful.
