Before a quitclaim deed can be recorded with a county recorder in Mississippi, the grantor must sign and acknowledge it. The names, addresses, and telephone numbers of the grantors and grantees to the quit claim deed, along with a legal description of the real property should be provided on the first page (89-5-24). For further guidance, formatting and legibility requirements pertaining to the recordation process are provided in 89-5-24 of the Mississippi statutes. In the process of recording a quit claim deed in Mississippi, affidavits relating to marital status and identification may be required to accompany the document (89-5-8). A quit claim deed must be recorded in the county where the property is located.
In Mississippi, a quitclaim deed will not be valid against a purchaser or any creditor for valuable consideration without notice unless it is recorded in the county where the property is located. After a quit claim deed is filed by the recording clerk, the priority of the time of filing will determine the priority of all conveyances of the same land as it concerns the several holders of such conveyances (89-5-1). An unrecorded conveyance or one that has not been filed for record will not take precedence over a similar instrument affecting the same property that has been recorded. With reference to instruments that have been filed for record, the priority is governed by the priority in time of filing of the several instruments, in the absence of actual notice (89-5-5).

Was warned by attorney that forms from internet have lots of mistakes. But after looking all over, took a chance on here. So far, I am satisfied, and actually happy that I got something that (I believe) meets my state and local requirements. Haven't filed the deed yet, or had to put it into effect, but being able to pick the local area, and have the relevant state law listed on the deed, gives me confidence. Also, got the whole package of possibly relevant forms, and a very good guide how to prep the deed with a sample completed deed - greatly appreciated!

Needed a Limited Power of Attorney form for a real estate transaction in another state. Proper form came up immediately and was fairly easy to complete. I think the sample completed form should have been more completely explained in layman's language instead of legalese (such as person granting permission instead of grantor or something like your name and address and the person who will be signing on your behalf) but since the form was one price no matter how many ways it was printed out, it was fine. I just filled it out several ways and had it notarized and sent it to my sister. Whichever combination is appropriate she and the lawyer will have. I found the site easy to navigate

This does the job but we are not able to save this in our account and if you don't pay for Adobe and only have Adobe reader, I cannot save any information on the form online in my account. I do understand why they do this because they would lose money. A huge issue is that when I got to the end of the document and was adding an Exhibit A, as I typed, the page kept jumping back up the to top and I couldn't see what I was typing. I had to type a little then scroll back down and when I would type more, it would jump up again. This was a real problem.
