This New Hampshire Purchase and Sale Agreement with Installment Payments, (often referred to as a Land Contract or Contract for Deed) is used when:
The buyer does not pay the full purchase price at closing.
Instead, the buyer makes monthly or periodic payments over time (often directly to the seller).
Seller retains legal title until the buyer pays in full, at which point the deed is delivered.
This serves the same purpose as a land contract:
Facilitates seller-financing.
Delays the formal transfer of title until payment is complete.
Allows possession to be transferred before full payment.

Key Clauses in an Installment-Based NH Purchase and Sale Agreement

First time using Deeds.com and feel that your platform is clear and easy to use. I was also pleased with the messaging center and follow-up and also surprised at how quickly our particular deed was recorded and available to view. Having said that, when I first investigated Deeds.com the fee was $15 and as of 1/1/21 it has increased to $19 which I feel is pretty steep for the handling of 1 simple document especially when the turnaround was basically the same day. Your fee was nearly the equivalent of the cost of the Clerk's recording fee. Perhaps you should offer a fee schedule for those of us who are not volume recorders. Just a thought.

Communication is hard. The reps need to be empowered and encouraged to call the customers when necessary. They encourage 300 dpi resolution and under 2 MB PDF file, which is not even possible with our scanner. They made a vague comment about a legal description looking abbreviated but did not explain. They refused to call me. They said the county said "Image is light please darken", but the image looked fine to me. Maybe not their fault, but they refused to help work with the county on that for me. I followed their suggestion though and re-scanned at 300 dpi, but they misunderstood me and did not re-submit it right away. Over 48 hours later, it's still not recorded yet. I hope it will be today.
