New Hampshire Subcontractor or Supplier Lien Affidavit
Construction liens are governed by Chapter 447 of the New Hampshire Statutes.
Loans or mortgages are available to cover costs of labor or materials and to avoid any liens being placed on real property undergoing improvement. In New Hampshire, lien waivers or lien releases made by a subcontractor or supplier should have an accompanying affidavit (sworn statement) that certifies the loan proceeds are being used to pay off any claims. The affidavit confirms that the final payment through a construction mortgage will be used to pay any claims arising out of the furnishing of labor or materials. N.H. R.S.A. 447-12-A.
The affidavit incudes: 1) the name of the subcontractor or supplier, 2) company name, 3), state of incorporation, 4) a description of labor, materials, and/or equipment furnished, and 5) a statement of all costs and payments associated with the job including any added or deducted estimates. Include the completed affidavit when submitting a waiver or release of lien rights to the local recording office.

I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

This does the job but we are not able to save this in our account and if you don't pay for Adobe and only have Adobe reader, I cannot save any information on the form online in my account. I do understand why they do this because they would lose money. A huge issue is that when I got to the end of the document and was adding an Exhibit A, as I typed, the page kept jumping back up the to top and I couldn't see what I was typing. I had to type a little then scroll back down and when I would type more, it would jump up again. This was a real problem.

I found a lot of useful information regarding the Lady Bird Deed and feel it will serve my needs as opposed to a Revocable Living Trust. The information was easy to understand and very helpful. The forms seem easy to complete and I plan to get them notarized and filed at the courthouse very soon.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!).
