North Carolina --- Quitclaim document requirements and recording act
Both the grantor and grantee are required to sign a quitclaim deed executed in North Carolina. If there is more than one grantor or grantee, a signature from each is required. The grantor's signature must be acknowledged in accordance with the North Carolina notarial acts (47-38) Non-warranty deeds and quitclaim deeds do not need to show a source of title in order to record. Specific requirements must be met when registering a quitclaim deed. Quitclaim deeds are sometimes referred to as non-warranty deeds in this state.
A quitclaim deed is not valid against lien creditors or purchasers for a valuable consideration until it is registered with the Register of Deeds in the appropriate county in North Carolina. The priority of recorded documents is based on the order of registration, unless it is stated otherwise on the registered quitclaim deed or on a separate registered instrument that is duly executed by the party whose priority interest is adversely affected. If instruments are registered simultaneously, the earliest document number or the sequential book and page number listed on the document will establish priority. (47-18).

While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!

I was very pleased with the ease in use of the forms. I suggest making sure the sample copy is totally aligned with the exact same parts. I was a little confused about the portion "Subject to.." It was easy to make corrections, additions, etc because the page remained open, and I didn't have to re=open the forms continuously.

Forms are fine, but the inability to download a completed form is not. Nor is the ability to convert to another format. Everytime I went to download, the form erased. I didn't have a printer available, so everything I did was to waste.

I wish all the forms had been in a downloadable package so that it wasn't so difficult to make sure I had them all. Too many pages open on the click throughs. I haven't had a chance to fill them out but hope they are all there.

Most people coming to this sight will not have the knowledge for deeds. Therefore, I wish there were more instructions on when the Grantor signs and when the Grantee signs and the process steps to making the transaction final. I would give it 4 out of 5 starts
