The Wyoming Statutes set out the rules for affidavits of survivorship at 2-9-102.
A general affidavit of survivorship is used in three primary situations:
- life estates, where the transfer of ownership is delayed until the life tenant dies;
- tenancy by entirety, where a married couple owned the property together and the surviving spouse gains full title when the other spouse dies; and
- joint tenancy with right of survivorship, in which two or more people share ownership of the property, and agree that when one owner dies, any remaining owners will share the deceased owner's rights to the property.
Individuals with one of these interests in real estate may transfer (or consolidate) title by completing an affidavit of survivorship, signing it in front of a notary, and recording it, along with an official copy of the deceased owner's death certificate, in the office of the county clerk for the county where the property is situated. This document is important because it helps to maintain a clear chain of title (ownership history) for the property, which, in turn, simplifies future transactions (sales, mortgages, etc.) involving the land.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). The forms were immediately available for download, which was nice. However, I was not impressed by the lack of several features: 1) there was no way to edit set text in the form, such as where it says you should consult an attorney. That is not necessary for recording the deed and I wanted to deleted it, but could not. 2) Also, under the "Notes" section, there is a limited area to write; I tried adding a fuller explanation of something, but the form would not accept or include it when I printed the final document. The form may do the job, but it's not very sophisticated or elegant.

I saved 225.00 with this purchase.Make sure you have an updated property description from
your county tax collectors' office.In Bay county,Florida the tax office will email you an updated property description.I attached the email to the the deed.I had to change the date and they accepted a white out and ink correction on your form.

Please change on the example for the warranty deed the portion that says Source of Title:
They don't use book and pages anymore They only use recording numbers. Please show an example with that for Maricopa County AZ
Plus your Notary certificates should have a blank part for if it is signed in another state.
