The Wyoming Statutes set out the rules for affidavits of survivorship at 2-9-102.

A general affidavit of survivorship is used in three primary situations:
- life estates, where the transfer of ownership is delayed until the life tenant dies;
- tenancy by entirety, where a married couple owned the property together and the surviving spouse gains full title when the other spouse dies; and
- joint tenancy with right of survivorship, in which two or more people share ownership of the property, and agree that when one owner dies, any remaining owners will share the deceased owner's rights to the property.

Individuals with one of these interests in real estate may transfer (or consolidate) title by completing an affidavit of survivorship, signing it in front of a notary, and recording it, along with an official copy of the deceased owner's death certificate, in the office of the county clerk for the county where the property is situated. This document is important because it helps to maintain a clear chain of title (ownership history) for the property, which, in turn, simplifies future transactions (sales, mortgages, etc.) involving the land.

Glad to have all of the helpful extra information, even though they don't answer all questions for all situations. So, I accessed public records and asked questions at the auditor's office. Also, on my Mac computer, filling out the actual deed form is a challenge because the screen jumps to the last page everytime I try to type a few letters or hit the return key, so I'm rollling back up to the first 2 pages after most keystrokes. A bit annoying. Overall, happy to have these form options are available! There is really no need to wait and pay for an attorney when all the information needed is available via public records. Fill in the blanks!

Great resource and everything went smoothly except email was performed through autofill prompted by the system but the autofill added a letter that gave wrong email. I can still sign in with wrong email since the system recognizes it as mine even though it is wrong. May be my fault and not the system since I did not catch the discrepancy in time. I would suggest a field that allows a correction to any misinformation prior to signing out from the initial sign on. Still think it is a great resource if all documents are processed and accepted by the pwers to be. Thanks.
