Use the correction deed to correct an error in a previously recorded deed of conveyance, such as a warranty or quitclaim deed, in Wyoming.
Correcting an error in a recorded deed helps prevent problems that might arise when the current owner tries to sell the property. The best method for correction is to prepare and record a new document, often called a corrective or correction deed. This document does not convey title; instead, it confirms the prior conveyance of the property.
Apart from supplying the correct information, the new deed must give the reason for the correction by identifying the error. It also must reference the prior deed by title, date, and recording number. The original grantor signs the corrective deed, which confirms the property transfer to the grantee. Generally, deeds of correction are used to address minor omissions and errors in a recorded document, such as typos, accidentally omitted suffixes or middle initials of names. When correcting the legal description, both grantor and grantee should sign the corrective instrument to avoid doubt regarding any portions of the conveyed property.
For certain changes, however, a correction deed cannot be used. Adding or removing a grantee, for example, or making material changes to the legal description, especially deleting a portion of the originally transferred property, may all require a new deed of conveyance, instead of a correction deed. When in doubt about the gravity of an error and whether a corrective deed is the appropriate vehicle to address it, consult a lawyer.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). Needed a Limited Power of Attorney form for a real estate transaction in another state. Proper form came up immediately and was fairly easy to complete. I think the sample completed form should have been more completely explained in layman's language instead of legalese (such as person granting permission instead of grantor or something like your name and address and the person who will be signing on your behalf) but since the form was one price no matter how many ways it was printed out, it was fine. I just filled it out several ways and had it notarized and sent it to my sister. Whichever combination is appropriate she and the lawyer will have. I found the site easy to navigate

I was very impressed. I needed a Grant Deed that would comply with Calif. law. I haven't tried to record it yet, but I think it's spot-on. References to statutes very helpful. I'm a retired Idaho attorney, and my first attempt was politely rejected by the recorder. (documentary transfer fee exemption, etc.)

Process is well laid out, clear and concise. Check out is easy.
Recommendations:
* Assign names to the downloadable files that are meaningful, such as: WARRANTY DEED instead of the useless and cryptic 1420490866F11417.pdf.
* Provide a ONE BUTTON DOWNLOAD for all forms ordered. It's aggravating to have to click on each of the 20 documents and download them individually.
