Wyoming's Non-testamentary Transfer of Real Property on Death Act went into effect on July 1, 2013. Find it at Section 2-18-101-106 of the Wyoming Statutes.

Note that a revocation of a transfer on death deed is valid only if it is lawfully executed and recorded in the office of the county clerk for the county in which the real property is situated, before the death of the owner or the last surviving owner. See 2-18-103(d) for the rules concerning joint property owners, or contact an attorney for additional clarification.

With transfer on death deeds (TODDs), people who own real estate in Wyoming have access to a flexible tool that allows them to direct what happens to their land after they die, independent from a will, and without the need for probate. Until death, though, owners retain absolute interest in and control over the property, including the power to revoke the transfer outright, without notice to or permission from the beneficiary. This feature is important because it allows owners to respond quickly to changes that arise.

There are three primary ways to revoke a recorded TODD. Owners simply execute and record either
-a statutory revocation document;
-a new statutory transfer on death deed; or
-a tradition deed, such as a warranty or quitclaim deed, transferring the property to another party.

Revocations are fairly simple, but it is important to make sure that any other estate documents, such as wills, reflect the changes. Otherwise, the conflicts could lead to unnecessary delays and expenses. Please consult an attorney with specific questions or for complex situations.

I liked having the forms. Some may need to know they can look at the legal Description from online county records, then type up in Word document line by line, the degree sign in Word program is achieved by using alt and 248 on number pad. Then on the form page one write SEE Exibit A and title your Word program description as Exibit A. Goes without saying the legal description should be looked over many times and it is easier to do so if you format your Word the same lineage as the legal description online which is usually not text which is why you have to retype it.

The process was not difficult but I don't think that it suited my needs. There were several fields that were not applicable to me but I had to enter something to proceed. I also filled out the other form and mailed it in with some documentation that the electronic service did not ask for. Questions of my attempt are still unanswered. I hope I didn't waste time with this process. We shall see. Thank you.

Lee County, FL did accept the "Satisfaction of Mortgage" form. It was easy to fill out except for a couple of areas. Your fill in areas need to accommodate for whatever space needed for the pertinent information we as customers have to fill out. As individuals, banks have their own. Example when there are more than 1 party and information needed. Example of Document #; I was 1 number short (using Exhibit A was ridiculous.) So I had to write in the # after printing. Very unprofessional looking on a legal document. Just saying. Also, in Lee County, FL your document # is called "Instrument #, not said in your instructions. Hope this information helps for updates on your forms.

Holy cow. I was told by several people that getting a deed recorded would take 7-10 days. So I thought I'd give deeds.com a try with their e-filing service. I created my account and submitted my deed around 4:00 p.m. and it was recorded before I woke up the next morning. Awesome service! Totally worth the $19 service fee.
