The fee to record a standard deed is $23 for the first page, plus $5 for each additional page.

Document Formatting Requirements

Property must be located in the City of Saint Louis.

* Documents must be submitted on 8.5 x 11 inch white paper of 20lb weight.

* The document should be printed single-sided with black or dark ink.

* Continuous forms or permanent binding may not be used; however, documents may be stapled for presentation.

* Font size should be 10 point.

* On the first page of a document, there should be a blank 3 inch margin. This space is needed to accommodate the recorder's stamp.

* The first page bottom and side margins should be 3/4 of an inch to 1 inch. Subsequent pages should have 3/4 of an inch to 1 inch margins on the top, bottom, and sides.

* Below the 3 inch margin on the first page, the following information should be given:
- Title of the document
- Date of the document
- All grantors' names. The mailing address for at least one grantor must be given.
- All grantees' names. The mailing address for at least one grantee must be given.
- Any statutory addresses
- Legal description of the property
- Reference book and page number (if required for the document type)

* If there is not sufficient room on the first page of the document for the required information, the page reference within the document where the information is set out shall be stated on the first page. If one of the required fields begins on the first page and continues uninterrupted to the next page, it is sufficient to meet the first page requirement.

* Signatures must have a name stamped, printed, or typed underneath. In Saint Louis City, both the grantor and grantee must sign documents.

* Attachments to a page may not be stapled or taped other than a securely attached barcode label. "Attachment" does not refer to an exhibit but additions to a document page.

* If a cover page is used, it must adhere to the first-page requirements, including margins.

* Saint Louis City requires that the grantee file a Certificate of Value with the Saint Louis City Assessor before recording a deed (see below).

CERTIFICATE OF VALUE
* All documents that transfer real estate ownership must be accompanied by a Certificate of Value form at the time of recordation.
* The Certificate of Value form must be filled out by the buyer or their agent.
* The full consideration paid (total sales price) must be listed on the form.
* The penalty for failure to file a Certificate of Value form is $500 or 1% of the selling price, whichever is greater.
