If a trustee or person entitled to payment receives full satisfaction of a deed of trust, he/she shall acknowledge satisfaction of the deed of trust by recording a release and reconveyance of the deed of trust, (It shall not be necessary for the trustee to join in the acknowledgment or satisfaction, or in the release. The recorded release or satisfaction of deed of release and reconveyance constitutes conclusive evidence of full release of the deed of trust in favor of purchasers and encumbrancers for value and without actual notice.)

Forms easy to download but experienced problems trying to type in my information into the forms. Then when I went to print a form, Adobe wanted to charge me for printing. I ended up printing the blank forms and then filling them out manually.

I was very pleased with the service and the product. All the extras were a nice addition to my order. With the example and instructions, I was able to fill out my correction deed correctly. I filed it and it was accepted with zero reservations by my clerk and recorder's office. The expected result (which was to remove a name from the current deed) happened almost immediately. I can't believe I haven't been using this service since inception. The only thing I would recommend is to allow us to delete an erroneous upload. I accidentally uploaded the same document twice but I saw no way for me to correct my mistake other than to send an email.
