In Arkansas, the individual who oversees a decedent's estate is called a personal representative. This title is used interchangeably with the terms executor or administrator. One common function of the personal representative is transferring title to real property, as directed by the decedent's will or the circuit court. The document used in these cases is a personal representative's deed.
Personal representative's deeds in Arkansas "do not warrant title to a subsequent grantee, and any subsequent grantee may not assert or claim any warranty of title deriving from" them, though a grantor may customize the deed to include a title warranty through "express use of warranty language" ( 15-12-605).

While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!

I used the Affidavit of Death form provided by Deeds.com. The form and directions were easy to follow. I took the form to the county clerk's office for filing after getting it notarized. They accepted the form with no issues. A task that many people go to a lawyer complete was completed easily by me in less than an hour.

I recieved my document in a reasonable amount of time. I thought being a member i would be able to look up more than 1 document but it keeps asking me for more money. I wasn't sure what I was looking for initially so I printed out the wrong thing. Had to pay again to get the right one but much less expensive than getting it from a lawyer. Our military lawyers will make the forms official but they don't have the forms. Hope this makes things easier for our children when we pass. Thank you for offering this service.
