It allows the original owner (grantor) to remain on the premises with full access to and benefits from the property. The grantee under the deed reserving a life estate for the grantor is not entitled to possession of the property until the grantor dies.

I was so happy I found a way to register my deed electronically! The county I live in only does e-file through vendors who service law firms and large volume documents. I had everything done electronically only to hit a brick wall doing warp speed when it came to this last part. So far everything is going super smooth and very easy. Easy to complete form. Examples were very helpful in using correct verbiage for form. Also way less expensive than the $500 an attorney wanted to charge me for doing the very same thing!!!
