One signature line, one acknowledgment certificate, and two attesting witnesses: this Connecticut warranty deed is set up for a single individual grantor conveying real property with the state's full statutory warranty covenants. The form recites one natural person as grantor and conveys in the vocabulary of Connecticut General Statutes Section 47-36c, where the phrase 'with WARRANTY COVENANTS' carries the entire warranty package by operation of law.
Four Words That Carry the Whole Warranty
Connecticut wrote its warranty deed into statute. Under Sections 47-36d and 47-36e, a deed conveying 'with warranty covenants' takes effect as a conveyance in fee simple with covenants that the grantor is lawfully seized in fee simple, that the property is free from all encumbrances except those stated in the deed, that the grantor has good right, full power, and lawful authority to sell and convey, and that the grantor and the grantor's heirs will warrant and defend the title against all lawful claims and demands. This is the instrument commonly searched as a Connecticut general warranty deed: the covenants reach the whole chain of title, not merely the grantor's own acts. The deed restates the covenants in full on its face, so the recorded instrument reads complete without a statute book, and because Connecticut makes words of inheritance unnecessary, a fee simple passes without the traditional 'heirs and assigns' formula.
One Grantor Signs, Two Witnesses Attest
The form recites exactly one individual grantor, signing personally with a single acknowledgment certificate that recites the deed as the signer's free act and deed. Section 47-5 supplies Connecticut's distinctive execution pattern: the grantor subscribes the deed, two witnesses attest with their own hands, and the grantor acknowledges before an authorized officer. The form carries a labeled signature block for the grantor, two witness blocks with printed-name lines, and the notary certificate, so the execution page maps one-to-one onto the statute. A sole record owner selling a home, an individual conveying investment property, and an owner deeding land to family all present the single-grantor pattern this deed recites. The form is not set up for co-owner conveyances, which carry a signature and certificate for each owner, or for trustees, executors, and other fiduciaries, whose deeds follow Connecticut's separate fiduciary forms.

Connecticut records deeds with the town clerk of the town where the land lies, and this form is laid out around that office's statutes. The return address and addressee open the first page, the placement Section 7-24(f) prescribes, and every page keeps the statutory three-quarter-inch blank margin. The grantee section carries a dedicated blank for the grantee's current mailing address, which Section 47-5(b) makes part of a Connecticut deed and whose omission adds a five-dollar recording fee. Printed-name lines sit beneath the grantor, witness, and notary signatures, matching the fee statute's legibility rule. For a taxable sale, the deed records only after the OP-236 real estate conveyance tax return is filed with the town clerk and the tax is paid, so the guide walks through the state and municipal conveyance tax alongside the statewide recording fee of seventy dollars for the first page and five dollars for each additional page.

PDF fields change font sizes leading to an unprofessional-appearing printed page. The examples for "Convey to" section don't include how to specify just one person instead of a married couple. Maybe that is simple but it would help to spell it out in an example. Haven't submitted to County Recorder yet, so will find out if it is acceptable.

The font issue is caused by using a PDF viewer other than Adobe Acrobat Reader. Our form fields are set to a uniform 12-point font, but non-Adobe viewers often render form fields inconsistently. Opening and printing the form with the free Adobe Acrobat Reader will resolve that.
Regarding the examples, that's a fair point, we'll look at expanding them.
