Questions answered? Let's get started!
A beneficiary of an interest in property in Florida can disclaim all or part of a bequeathed interest in or power over property according to the Florida Uniform Disclaimer of Property Interests Act (Estates and Trusts Code, Chapter 739). This document must be in writing, declared a disclaimer, signed by the beneficiary or a legally authorized representative, and witnessed and acknowledged like a deed (739.104).
The disclaimant must record the disclaimer with the clerk of the court in the county where the property is located, as well as deliver it to the legal representative of the decedent, the fiduciary or administrator of the estate, or to the person to whom title to the property will pass (739.601).
Once effective, the disclaimer is irrevocable and the disclaimed interest "passes according to any provision in the instrument creating the interest providing explicitly for the disposition of the interest" (739.201). Be sure to consult an attorney when in doubt about the drawbacks and benefits of disclaiming inherited property.

Thank you, Deed.com provided the needed forms to change county and state information after the passing of my father, saved me a trip to law office, especially after the lawyers would not return my calls, so I would recommend you check Deed.com for information, saved my family money for lawyer fees, would use Deed.com again. Of little use to me. I did not feel this really help me to do a Quick Claim Deed here in Minnesota on my own. All it showed me is what a complex mess it is to fill out this deed. That, unfortunately, I am going to have to hire a professional to make sure it is done right.
Glad to hear that you are seeking assistance Dennis, that's always best when one is not completely sure of what they are doing. Have a wonderful day.

Great service ! Hawaii is not a "forms state" so unfortunately the public has no way to get templates on our local gov site but deeds.com to the rescue. The template was affordable and easy to use and successfully recorded. Great to use when you don't need to involve title or attorneys for simple deed changes, thank you

I thought the forms were reasonably priced, the instructions included in the packet were thorough, and the examples helpful. Thank you for the additional CDR forms too. I contacted the Recorder's office via email with a question and Jennifer Bowser answered promptly. Job well done! However, when I delivered the deed and Real Property Transfer Declaration to the Clerk's office in Lafayette, the clerk was unfamiliar with the Declaration document being submitted and it took some time to convince her to submit the form without charging the recording fee. She even tried to phone the recorder's office for clarification, but no one answered. There then was an additional form at that office that I had to complete called Recording Request/Transmittal Form. I would suggest including that form with instructions in your on-line packet to speed up the process when a Deed is delivered to the County Clerk's satellite office. I do not expect every clerk to know all the particulars of recording requirements but a little knowledge wouldn't hurt.
Thank you for your feedback. We really appreciate it. Have a great day!

Communication is hard. The reps need to be empowered and encouraged to call the customers when necessary. They encourage 300 dpi resolution and under 2 MB PDF file, which is not even possible with our scanner. They made a vague comment about a legal description looking abbreviated but did not explain. They refused to call me. They said the county said "Image is light please darken", but the image looked fine to me. Maybe not their fault, but they refused to help work with the county on that for me. I followed their suggestion though and re-scanned at 300 dpi, but they misunderstood me and did not re-submit it right away. Over 48 hours later, it's still not recorded yet. I hope it will be today.
Thank you for your feedback Todd.

Five stars rating for sure. All so easy to download and print from your home computer. I live in rural Arizona and have no store to run in to like the lady at the County office told me, so Deeds.com is the best. Brenda Y.
