Under Iowa Code 633A.4604, the certification of trust is an official document confirming the terms of a trust as they relate to a specific transaction. Trustees wishing to enter into a transaction in the trust's name may be asked to present a certification of trust to prove the trust's existence and the trustee's authority to enter into the transaction.
A certificate of trust presents the name and date of the trust under which the trustee is acting, as well as the identities of the trust's settlor and trustees. The document provides the name by which the trust will hold title to trust assets, and includes the trust's taxpayer identification number (TIN).
If there is more than one trustee, the certificate identifies who has authority to sign documents relating to the trust and how many co-trustees are required to sign. The document also enumerates the trustee's powers relative to the transaction at hand, and includes the name of any person able to revoke the trust, if applicable. Like other documents affecting real property, the certificate should include the legal description of the subject property.
Finally, the certificate requires statements that the trust has not been revoked, modified, or amended in any manner to cause the representations contained within to be incorrect; that the document is being signed by all acting trustees; and that the certificate is sworn and subscribed to under penalty of perjury before a notary public (Iowa Code 633A.4604(2)).
The statements contained within the certificate may be relied on as if they were fact, but recipients of a certification of trust may request copies of the sections of the trust instrument designating the trustee and conferring the trustee's powers pursuant to Iowa Code 633A.4604(4). A recipient requesting the entire trust document may be liable for damages if a court finds they acted unreasonably in their request (Iowa Code 633A.4604(6)).

Order Process: 5 Stars - very easy
Material Received: 2 Stars
Issues:
1. Printing- Document would not print in format displayed. Format would continually shrink to approx 2/3 size thus not useable for formal doc submission to County Records office.
2. Document Format- Data insertion fields (addresses) were not of correct size for data input. I needed a 4 line input space but was limited to only 3 lines. Also, Date field (year) was mis-oriented in-so-much that the 3rd digit (inputted) overlapped on 2nd digit (pre-printed) and also was of noticeably different font.
3. Useability- Hand-written input space provided (for Notary) was deficient in space and spacing. It was a challenge to utilize the space available to complete fully and maintain legibility.
Overall - the document worked marginally as advertised, I did need to re-write the entire document myself. It is a good concept but I'd recommend that Deeds company improve the downloaded forms for actual useability, readability, functionability.

Thank you for your feedback Lanette. In review, it looks like your first payment was declined, second one was approved and processed. What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results.

I was unable to change the size of the font and was very frustrated. In the end I finally had to redo the entire form through Word using your format.
