A personal representative of a testate estate is someone named in the decedent's will to administer the estate.
The personal representative's (PR) deed of distribution for a testate estate, under 33 M.R.S. 775-3-B, is a fiduciary instrument used to convey real property from an estate to a successor in interest entitled to the distribution, as set forth in the decedent's will. The PR deed conveys interest without any implied covenants of title (33 M.R.S. 771).
In addition to meeting the standard content requirements for real estate conveyancing documents, PR deeds must reference information regarding the relevant probate case. Deeds of distribution are exempt from real estate transfer taxes in Maine.

Process is well laid out, clear and concise. Check out is easy. Recommendations: * Assign names to the downloadable files that are meaningful, such as: WARRANTY DEED instead of the useless and cryptic 1420490866F11417.pdf. * Provide a ONE BUTTON DOWNLOAD for all forms ordered. A better or more simplified explanation of what some of the more common titles would be used for would help. You list 6-8 types of Trusts alone. An example of doing a Grant Deed to move a property into, out of, or from a Trust to a Trust would have been helpful.

I believe you need more instruction on the use of the web site. I would type and nothing would appear on the form. When I tried to save a completed form I ended with a blank form with no detail.

The QuitClaim deed does not provide enough space in the Grantor block at the top of the first page. In fact, all blocks should provide more space.
