Are there any recurring fees involved?
No. Nothing to cancel, no memberships, no recurring fees.
Use the confirmatory deed to correct an error in a warranty or quitclaim deed in Massachusetts.
A corrective or confirmatory deed is in effect an explanation and correction of an error in a prior instrument and passes no title. It should be executed from the original grantor to the original grantee, and it needs to be recorded, which in Massachusetts constitutes delivery of the deed. The date of the conveyance will remain unchanged, and the correction has retroactive effect, that is, it is valid as of the date of the original instrument even though it has a different execution date.
The confirmatory deed must reference the original conveyance it is correcting by type of error, date of execution and recording, and recording number and location. Beyond that, it restates the information given in the prior deed, thus reiterating and confirming it. No additional excise tax is required for such a deed, but the tax paid on the prior conveyance should be indicated.
Deeds of confirmation are most appropriate for minor errors and omissions in the original deed, such as misspelled names, omission of marital status, or typos in the legal description. More substantial changes, such as adding a name to the title, changing the vesting information or the legal description of the property, require a new deed of conveyance instead of a confirmatory deed.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). It is easy to use but difficult to know when the document has been reviewed for recording and when the invoice is ready. It would be helpful for the website to send an email automatically once the document(s) are ready to be recorded to let you know what the time line is.....Thank you for your help.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints.
Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). Deeds.com kept me informed throughout the process every step.

I ended up loading the same file twice and was unable to delete one of them. I did send e request in to have one deleted and I did get a response back that only one file was processed. This was done in a timely manner but required more additional time. It would have been nice to be able to delete the file myself and finish the process at the same time. Other than this every thing did go very well. Thank you
