A Notice of Termination must be sent to all parties who have filed a Notice of Contract, if the contract has been terminated prior to the filing or recording of a Notice of Substantial Completion. M.G.L. Ch. 254, 2(b). If the contract is terminated, the owner must execute and file or record a Notice of Termination in the registry of deeds for the county where the subject property is located. Id.
The Notice of Termination includes the dates of the contract, names of the owner and contractor, and a legal description of the subject property. Id.
A copy of the Notice, indicating the date of filing or recording, must be mailed by the owner, via certified mail with return receipt requested, to every person who has filed or recorded a Notice of Contract and to the contractor. Id. When the contractor receives the Notice of Termination from the owner, the contractor must in turn deliver a copy to every person who has entered into a written contract directly with the contractor or who has given the contractor a written Notice of Identification. Id.
The failure of the owner or contractor to give notice of the filing or recording of the Notice of Termination to any person entitled will not prejudice the rights of any third parties who have relied upon it in good faith and without actual knowledge of such failure of notice. Id.

I am a lawyer and purchased a specialized type of deed for a special scenario. The product received was functional, but not great. Wording is slightly clunky and the form layout was not convenient for making a professional final product. The wording also didn't contemplate a remote-state probate, which is a common scenario. Something about the PDF prevented me from doing cut and paste, so I had to do OCR to get the relevant text for inserting in my existing draft deed. Finally, while the site claims it is customized for the exact state and county, it does not appear to be well-customized for that purpose and I had to use other language (not sourced from the deeds.com document) to meet local norms.

1) I was very pleased when the staff mentioned your service since the three referenced on the Recorder's website all wanted HUGE Account set-up and maintenance fees AND BIG fees per recording, and yours has no set-up fee AND nominal per-recording fee; 2) My (few) recordings will be NON-LAND Related, summary or entire record(s) of Administrative (Procedures Act) records, Other than the Border width and Cover Sheet, do you anticipate any other special requirements for such recording(s)? NOTE: I just sent one by Snail Mail, and they just informed me that due to the GERMIPHOBIA 'Pandemic' the ONLY open and record Snail Mail ONCE A MONTH On the first of each chmonth!
