Releasing Land from a Mechanics Lien
The Minnesota construction lien law doesn't set forth a specific provision for the release of a lien. Therefore, any form sufficient to identify the lien, the subject property, and the lien holder's intention of releasing it from a previously filed lien, will allow a lien holder to provide notice that the lien is released.
The Release of Land from Mechanic's Lien contains information identifying the lien claimant and the recorded mechanic's lien (such as the date recorded, office recorded, document number, book number, and page number), and the subject property. The Release should be recorded at the public records office or registrar of deeds (for Torrens title property).

The Executor's Guide needs more info about what to put for grantee (estate of deceased or my name as executor?) and the price (something nominal like $10?) before there is a buyer. The guide seems to use only one example.

We have been waiting for a Title Company to put a release of Lien together for the past 3 months. I figured it was taking way to long and decided to use template here instead. In less than hour I was able to add all the information on the template and provide forms to our Seller to use. We were buying and he didnt think they were necessary. But I refused to pay him in full until he agreed to sign papers at the bank, and of course in front of a notary. We turned around and filed the Release of lien paperwork at County Clerks office, we officially own our house. Thank you!

It worked great- I had a little trouble at first with the site, figuring out where to do what, but the form was much better than the one we purchased at Staples, loved being able to fill out with the computer. We did need the other form as per the screen prior to ordering but couldn't figure out which one. The ladies at the recorders were great too.
