Deed of Distribution for Personal Representatives in Nevada
Following petition, record a deed of distribution pursuant to a court order to convey, transfer, or deliver property as proof of a distributee's succession to the decedent's interest in real estate.
The personal representative (PR) is an individual with a fiduciary obligation to distribute the decedent's assets in accordance with the will, if one exists, and following the relevant laws. Letters issued by the court authorize the PR to administer a decedent's estate using probate.
Deeds executed by personal representatives must meet all state and local standards for form and content. In addition, they name the PR as grantor and reference the decedent whose estate is being probated. The deed also identifies the judicial district and county processing the probate of the estate, and recites the case number and details about the court order confirming the sale. A copy of the order for distribution must be recorded alongside deed of distribution in the office of the county recorder in the county where the subject parcel of property is located (see NRS 151.110)
The deed of distribution includes a covenant to the grantee that the PR has legal power and lawful authority to convey and release the title.

This was such a money saver. I was told by someone at the courthouse that I had to have a lawyer prepare the paper work for my mom. They stated that family members couldn't prepare the papers. I was hopeful when I found that I could prepare the survivorship affidavit on Deeds. I was able to prepare everything myself and had no issues today when at the courthouse for all the changes. A better or more simplified explanation of what some of the more common titles would be used for would help. You list 6-8 types of Trusts alone. An example of doing a Grant Deed to move a property into, out of, or from a Trust to a Trust would have been helpful.

What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you. The site delivered just what it promised - I needed a specific deed formatted for a specific county/state, and they delivered it at a great price. One note for improvement - it is not intuitively obvious that I could go back and re-download if necessary and this caused me stress, but a follow up email alleviated this. Great service!
