A New Jersey warranty deed set up for one individual grantor carries a single signature line, a single acknowledgment certificate, and the full set of statutory title covenants New Jersey attaches to general warranty language. The form recites one owner conveying New Jersey real property in an individual capacity, so a sole record owner passing title to a named grantee can confirm the configuration in the first read.
Covenants that reach the whole chain of title
New Jersey builds a general warranty deed from short statutory phrases rather than a prescribed official form. Under N.J.S.A. 46:4-3 through 46:4-7, the covenant words in this deed state that the grantor is lawfully seized of the said land, has the right to convey the said land, that the grantee shall have quiet possession free from all encumbrances except the matters the deed lists, and that the grantor will warrant generally the property hereby conveyed. The general warranty covenant operates as a promise to defend the title against the claims of all persons, reaching defects that arose before the grantor took title as well as during the grantor's ownership. That reach separates a general warranty deed from the bargain and sale deed common at New Jersey closings, whose covenant against grantor's acts covers only the grantor's own doings, and from a quitclaim deed, which passes the grantor's interest with no title covenant at all.
One grantor, one signature, one certificate
The form recites exactly one individual grantor conveying in the grantor's own right, with one signature line, a printed name line beneath it, and one acknowledgment certificate carrying the certificate substance New Jersey's acknowledgment statute describes. A sole owner selling a house, an unmarried owner deeding property to family, and an individual investor conveying a rental parcel present the single-grantor pattern this deed recites. The form is not set up as a two-owner, trustee, or company deed; co-owners such as spouses holding as tenants by the entirety, and any grantor signing in a representative capacity, present different signature and capacity patterns. For a married grantor, New Jersey law gives a spouse or civil union partner a statutory joint possession right in a jointly occupied principal matrimonial residence, and the guide describes how that right interacts with a deed signed by the titled owner alone.
What New Jersey requires on the face of a deed
New Jersey recording offices check a short statutory list before accepting a deed: an acknowledgment, printed names beneath all signatures, the name of the person who prepared the deed, the grantee's mailing address, the municipal tax lot and block reference, and a consideration recital or annexed affidavit. The form carries a dedicated blank for every item on that list, so the statutory prerequisites are structural rather than remembered. A document missing one of them comes back from the county with the grounds for rejection stated, within three business days under the Title Recordation Act.
The filings that travel with a New Jersey deed
Recording a New Jersey deed is a package, and the guide walks through the package in order: the Realty Transfer Fee collected on the consideration at recording; the seller's affidavit of consideration, Form RTF-1, annexed when an exemption is claimed or the full consideration is not recited; the Graduated Percent Fee the 2025 amendments impose on the grantor for covered transfers over one million dollars, with its own affidavit, Form RTF-1EE; the GIT/REP seller residency certification or nonresident estimated tax form the county requires before any deed is accepted; and the county recording cover sheet or electronic synopsis, which avoids a $20 additional indexing fee. Each of those filings is completed separately at recording and none of them is part of this package. Base recording fees run $30 for the first page and $10 for each additional page, with county-specific additions.

I ended up loading the same file twice and was unable to delete one of them. I did send e request in to have one deleted and I did get a response back that only one file was processed. This was done in a timely manner but required more additional time. It would have been nice to be able to delete the file myself and finish the process at the same time. The deed itself was easy. I did notice that although the website says that the deed would exempt the house from probate, the deed clearly states that it might not. I hope that "might " is the operative word here.

I was counting on deeds.com to help me with a closing I was working on. I stumbled with the instructions but when I recovered there were no problems. The instructions were helpful and the deeds etc. were just what I needed. I give deeds five stars. I am 76 years old and when the application asks for the user's name I always think they want my name. WRONG. I am trying to learn computer speak.
