Why is a Release of Memorandum and Notice of Agreement used?
Clear the Property Title: When a Memorandum of Contract or Notice of Agreement is recorded, it puts the public on notice that a contractual agreement exists regarding a specific piece of property. This can "cloud" the property’s title, making it difficult for the owner to sell or refinance the property. A release removes that cloud.

When should a Release of Memorandum and Notice of Agreement be used?
After a Contract is Fulfilled or Closed: If the terms of the original contract (e.g., a real estate purchase agreement) have been fully performed (e.g., the sale has closed), the memorandum is no longer needed, and releasing it ensures the title is clear.

If a Deal Falls Through: If the contract is terminated or canceled before the deal is completed (e.g., the buyer or seller backs out, or there’s a mutual agreement to cancel), a release is necessary to officially reflect that the agreement is no longer in effect.

Upon Request of the Parties: Sometimes, a party may request that the memorandum be released to facilitate a new transaction (e.g., a new buyer is interested, or refinancing is needed), and clearing the title is essential for moving forward.

Process to File a Release: Draft the Release of Memorandum: This legal document typically needs to reference the original Memorandum of Contract, including the recording details (Instrument #, etc.).

While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!

I purchased this thinking I would be able to complete the QuitClaim Deed myself because an example was provided, but you still need to be a lawyer to figure all the wording out. It was not worth the price I paid for it.

I thought it was easy, but I wish it were faster. I uploaded my document Monday night (after 5pm) and got my invoice the next morning Tuesday paid it right away. and my document was not sent to me as recorded until Wednesday morning even though it was recorded the day earlier at 8:30am. So there was a delay of almost 24 hours letting me know that my document was recorded. So if they could speed that up so that we knew exactly when it got recorded immediately I would give it a million stars

I find your forms hard to use, inasmuch as the forms cannot be converted to a Word Document. Editing and deleting of extra lines is not possible, making for a deed with large blank spaces. Document that results is not usable for me.
