When an action that has been commenced and affects title to real property, any party to the case may file a Lis Pendens. Once recorded the Lis Pendens gives (constructive notice to a purchaser or encumbrancer of the) subject (property). (Every person) who subsequently purchases or encumbrances the subject property, (shall be bound by all proceedings taken after the filing of such notice to the same extent as if he or she were a party to the action.) (RCW 4.28.320) A Lis Pendens is not a lien but in effect acts like one, because of the fear of being bound to the results of the legal proceedings.
Such Lis Pendens shall contain:
(the names of the parties)
(the object of the action and)
(a description of the real property in that county affected thereby) (RCW 4.28.320)

If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference. $40 is an excessively expensive price for this very simple form, especially since I couldn't view it before purchasing. I did successfully register the TODD at my county clerks office, although I wasn't certain it would be accepted given the notary format was on a separate page. Knowing what I know now, I would have formatted a form on my computer and filled it in with a pen. The background materials were superfluous and in my case, didn't add value.
