When a suit is filed that affects title to real property a Lis Pendens must be recorded to provide constructive notice to would be buyers or encumbrancers. Such Lis Pendens must be recorded in the County Clerks Office where the property is located to become effective. If the property is located in more than one county then a Lis Pendens shall be recorded in the (Lis Pendens record) of each county, (which will become public record). (WV Code 55-11-1)

You need to add some short-form mortgages and notes for those who don't want endless clauses which might scare the other party away.

It's worth noting that short-form mortgages generally incorporate the full provisions by reference to a master form or statute, so the underlying terms still apply even though they don't appear in the recorded document. That said, your point about simpler instruments for private and family lending is well taken, and we'll consider options that cover the essential terms more concisely. I would make just two suggestions. (1) Create and example showing multiple grantor(s) and (2) In the same example, show where and estate is conveyed to two or more people. It would help in knowing the correct format.
