The Office of the Clerk and Recorder is responsible for maintaining land records for real property located in Archuleta County.

Recording Fees

On January 1, 2017, Colorado recording fees will increase to $13 for the first page of all recorded documents.

Until that time, current fees apply:
$11.00 for the first page, $5.00 for each additional page ($10.00 for each add. on documents larger than legal size)

Documentary fee: $.05 per $500 dollars of applicable sales consideration

Document Formatting Requirements

* Recording fees should be paid in advance to the county recorder before a document will be accepted for recording.

* A documentary fee should be declared upon recording. If no money exchanged hands, or if the consideration was less than $500, that needs to be stated on the face of the deed or in a cover letter.

* Documents need to be able to reproduce digitally, and to serve this purpose should be written or typed legibly with dark ink.

* A complete return address must be included with the deed. A self-addressed stamped envelope is not required, but is appreciated. The return address should be in the lower left corner on the first page.

* Deeds must include the legal name and address of the grantee.

* Documents should have a top margin of at least 1 inch and a left, right, and bottom margin of at least .5 of an inch.

* Any deed executed and recorded on or after July 1, 1992 which contains a newly created legal description shall include the name and address of the person who created such legal description.

* When mailing documents in to be recorded, make sure they are in the order you want them recorded.

Any conveyance document presented for recording shall be accompanied by the Colorado Real Property Transfer Declaration (TD-1000).
