The trustee's deed is a statutory conveyance under Section 47-36c of the Connecticut Statutes. Unlike other forms of conveyance, it is named for the person executing the deed rather than the type of deed it is.
Used in trust administration, the trustee's deed conveys real property out of a trust. Since trusts cannot legally hold title to property in Connecticut, the trustee holds title to real property as a representative of the trust. The trustee must be authorized by the trust instrument to hold the position of trustee and to act on the trust's behalf.
A basic trustee's deed will name the trust's original trustee as the grantor and vest title in the name of a grantee. Sometimes, the grantor appears as a successor trustee if the original trustee is unavailable, due to death, for example. Documentation evidencing the change in trustee must be recorded in the town's land records.
When correctly executed, the trustee's deed grants title in fee simple to the grantee with the following trustee's covenants, pursuant to Sec. 47-36s of the Statutes: (1) the trustee is duly qualified to act as trustee, (2) the trustee has full power and authority as trustee to bargain and sell the described premises in manner and form as set forth, and (3) the trustee and the trustee's successors shall warrant and defend the granted premises against all claims and demands of any person claiming by, from or under the trustee. Sometimes, a third party may request a declaration or certification of trust as proof of trustee's authority to transfer title.
As with all documents affecting real property, the trustee's deed should contain a legal description of the subject parcel. All trustees must sign the deed in the presence of a notary for a valid transfer. Two witness signatures are required (Conn. Gen. Stat. 47-5(a)(4)). In Connecticut, land records are recorded in the individual town where the property is located, and not at the county level.

I am delighted with the form. I just had to go through so much time and expense in order to use it. First, from your site I downloaded Adobe Acrobat. It totally compromised my computer. I had to get a computer expert to walk me through deleting adobe, and put a substitute on in order to use the form. That was an expense of $60.00. Then after that I still had a hard time getting the program to work, as the substitute program would not accept my e-mail address and I finally had to get someone on line to help me access that. I found it was a $$30.00 charge for the substitute. After fighting these lovely roadblocks, I was finally able to fill in the only form I needed and print it off. Took me two days to accomplish that. Why on earth do you offer adobe when it can compromise a computer so badly? Dealing with my husbands death and then having to deal with this, just one of many deterrents, well let's put it this way, it did not make my two days.

Great to have a downloadable form, rather than a cloud solution that gives no guarantee of privacy. Appreciated the sample.......but all of that still left me with open issues about how to tweak the form to serve my particular needs......for example: how to ensure that survivor rights were properly characterized; how far back I should go with the "Source" section + how I should layer my own additions to the chain of ownership, etc. Nonetheless, an overall happy experience. I was trying to register a financial statement (non real estate document). There was no link or statement on the home page to indicate that this could be done. All I had to do was to create an account, name and then upload the document. It took me over a day and several phone calls to the local deed recording office to try to figure this out. A simple link or statement to this effect would have saved me a lot of time

its a bit confusing for a novice computer user. I would prefer to print out the forms, fill them out on paper, then attach them to an email to discuss the accuracy of the forms with a friend, and then take the completed forms to the County office to be recorded
