This form is used by the current beneficiary/lender to substitute an existing trustee with a successor trustee who then has the power to reconvey the Deed of Trust back to the grantor/borrower(s). This is typically performed when the loan/note has been satisfied and the current trustee can't or won't act, or the beneficiary/lender decides to choose a different trustee to reconvey the Deed of Trust in question. This form includes the required written request from the beneficiary to the trustee to reconvey the property. Acknowledgments are required from the current beneficiary/lender and the appointed successor trustee, included are two notary statements, allowing flexibility of the beneficiary acknowledging at one time and place and the successor trustee acknowledging at another time and place if need be.
45-1514. RECONVEYANCE UPON SATISFACTION OF OBLIGATION.
Upon performance of the obligation secured by the deed of trust, the trustee upon written request of the beneficiary shall reconvey the estate of real property described in the deed of trust to the grantor; providing that in the event of such performance and the refusal of any beneficiary to so request or the trustee to so reconvey, as above provided, such beneficiary or trustee shall be liable as provided by law in the case of refusal to execute a discharge or satisfaction of a mortgage on real property.

Your website advertising was somewhat deceptive regarding doing a quitclaim on a name change.
"If you are transferring the property to yourself under your new name, all you have to do is update the deed from your former name to your current one."
This made this sound easy. But when I downloaded the material for my state, expecting to find an example, there was no example of how to do a name change quitclaim deed!
I therefore had to figure this out myself. You might have provided a warning about certain uses that were not covered in the material so that people know ahead of time that the use they needed to know about wasn't covered in the material.

I thought it was easy, but I wish it were faster. I uploaded my document Monday night (after 5pm) and got my invoice the next morning Tuesday paid it right away. and my document was not sent to me as recorded until Wednesday morning even though it was recorded the day earlier at 8:30am. So there was a delay of almost 24 hours letting me know that my document was recorded. So if they could speed that up so that we knew exactly when it got recorded immediately I would give it a million stars

I would make just two suggestions.
(1) Create and example showing multiple grantor(s) and
(2) In the same example, show where and estate is conveyed to two or more people.

I thought the forms were reasonably priced, the instructions included in the packet were thorough, and the examples helpful. Thank you for the additional CDR forms too. I contacted the Recorder's office via email with a question and Jennifer Bowser answered promptly. Job well done! However, when I delivered the deed and Real Property Transfer Declaration to the Clerk's office in Lafayette, the clerk was unfamiliar with the Declaration document being submitted and it took some time to convince her to submit the form without charging the recording fee. She even tried to phone the recorder's office for clarification, but no one answered. There then was an additional form at that office that I had to complete called Recording Request/Transmittal Form. I would suggest including that form with instructions in your on-line packet to speed up the process when a Deed is delivered to the County Clerk's satellite office. I do not expect every clerk to know all the particulars of recording requirements but a little knowledge wouldn't hurt.
