To release a "Memorandum of a Land Installment Contract" recorded under Maine Statute 482, the process typically involves the following steps:
1. Completion of the Contract or Termination:
The memorandum can be released once the underlying land installment contract has been fully performed (i.e., the purchaser has paid off the full purchase price) or if the contract is terminated for some reason (e.g., mutual agreement, breach, or default).
2. Prepare a Release Document:
A release document should be drafted, often titled "Release of Memorandum of Land Installment Contract." This document should include:
Reference to the original recorded memorandum, including the date of recording, document number, or book and page number where the memorandum was recorded.
A statement that the underlying land installment contract has been fulfilled, satisfied, or terminated.
A description of the property that was the subject of the land installment contract.
The names of the vendor and purchaser, consistent with the original memorandum.
Signatures of the vendor (and purchaser if applicable) acknowledging the release.
3. Signatures and Notarization:
The release should be signed by the party(ies) authorized to release the memorandum—typically the vendor and, in some cases, the purchaser.
The signatures must be notarized to verify their authenticity.
4. Record the Release:
The signed and notarized release must be recorded in the same registry of deeds where the original memorandum was recorded. This ensures that the public record reflects that the land installment contract has been discharged or released.

Your Personal Representative's Deed and example for the state of PA were extremely helpful. Exactly what I needed! Two feedback comments: 1. Valuation Factors/Short List in my download is an outdated table dated July 2020. The PA Dept of Revenue website has a more current table dated June 2021. (Maybe same for Valuation Factors/Long List, which I didn't use.) 2. Notarization section on deed page 3 has a gender-related input needed, which confused the Notary Public representative where I live in the state of CO. Notary input the word she to apply to my wife, but wasn't clear to him if the gender input applied to the Grantor or the Notary. He assumed Grantor. Also in our non-binary world, some might find that wording offensive. Thanks again for your documents. Russ Lewis

Easement deed contract was easy to complete, however after additional research raises some concerns because the Ohio deed does not list a requirement for witness signatures and does not provide lines or an area for witness signatures. The document does provide the necessary area for the notary information and the grantor and grantee.

The information and instructions provided is thorough and great. But, the fill-in-the-blanks form does not work well and is very frustrating. The font size of the information I was adding on each individual line varies and is determined by the number of characters entered on that individual line. So the font size is different on each line. And the number of lines is fixed making it impossible to fill in the full legal name of the trust I needed to fill out the form for. My needs are somewhat unusual, but the form should have been designed to be flexible enough to handle it. A blank paper form would have been more useful.
