In Maine, the quitclaim deed with covenants includes those covenants generally associated with special warranty deeds. 33 M.R.S. 763-766 define the warranties and covenants associated with non-mortgage conveyances. By incorporating the words "with quitclaim covenants" in the text of the document:
The grantor covenants with the grantee, his heirs and assigns that he will warrant and forever defend the premises to the said grantee, his heirs and assigns forever, against the lawful claims and demands of all persons claiming by, through or under him.
This deed form is valid as-is for use as a special warranty deed in Maine.
Special warranty deeds frequently include other restrictions or covenants, which may be disclosed in the space provided on the form.

EZ to use program....was able to print all forms ordered. I expect to go back to to use recording ability. Instructions are easily followed...would be nice to have confirmation included but they are available to purchase. Hope for successful recording of TOD affidavit. The program fields should allow the customer to change font size and allow additional space for information to be place on the Deed. Not Bad, still needs improvement.

I am still in the trial stage. I am an older lawyer. Any help I can get is worth it. Once you get used to the format and data fill in the deed thing is excellent. Very professional if not a little slow. I have only done three deeds in one state so I will have to see how it goes. I like the product and their attitude towards pleasing the customer. We'll see when I try the recording part.
