A deed of distribution is a fiduciary instrument executed by a personal representative (PR), who is appointed by the Probate and Family Court to administer a decedent's estate. Use a deed of distribution under G. L. c. 190B, 3-907 to distribute a decedent's real property to devisees under the decedent's will or to heirs when the decedent has died intestate.
A deed of distribution provides evidence of the distributee's title. It must meet the same standards for form and content as a standard deeds, but also requires information about the decedent. Depending on the situation, the PR might need to include additional supporting documentation.
Recorded in the Registry of Deeds in the county where the subject property is located, the deed brings the chain of title up to date after the decedent passes.

it would be nice to have explanation of all the forms required. For a first time estate DPOA, I feel a bit insecure with the forms and would like a paragraph explaining specifics for each link and what to complete for the ladybird deed. You had the generic document that I was looking for Yay! The "example" page was helpful and reassuring. The auto input sections of my document looked ok until i printed it and then it appeared to be out of alignment which is why my rating is lowered to 4 stars it would be nice to have the ability to correct the title (created by me) when downloading PDFs for an e-filing

Not user friendly, and not an Adobe fan. The first page of Quitclaim Deed form cuts off the Parcel Identification line on the bottom. Also quite a few forms showed up to be downloaded , after I paid, so I was unsure if all the forms were part of the quitclaim package. I have adobe but was unable to locate the forms in adobe on my computer after I downloaded them. Just wanted to print out one quitclaim deed form, which would have taken less that 3 minutes. instead it took 97 minutes. Thank you, though, for having the form there.
