Missouri Personal Representative's Deed with Order for Sale ( 473.460, RSMO)
The laws governing Missouri probate proceedings are codified at Chapters 472-475 of the Missouri Revised Statutes.
A personal representative's deed pursuant to an order for sale under 473.460, RSMo is a fiduciary instrument used to transfer a decedent's interest in real property to a purchaser. A personal representative, who may alternately be referred to as either an executor or an administrator, is the person appointed by the Probate Division of the Circuit Court to manage the decedent's estate.
473.460, RSMo, outlines the purposes for which a personal representative may sell real property from the estate with the Court's authorization, including to pay claims against the estate; pay allowance to a surviving spouse and minor children of the decedent; pay a legacy given by the decedent's will; pay administrative expenses and taxes due on the estate or taxes assessed on transfers from the estate; and for any other purpose deemed in the best interest of the estate. Real property may also be sold to enable distribution of the estate.

As a first time user and not having knowledge of how your site worked it was awkward to upload a file and not know what to do next. I found out there is nothing to do next but that after some time looking for a submit button or some kind of confirmation that I was doing the right thing. This service is excellent. I submitted a Quickclaim Deed so my home would be in the name of a Living Trust I had just created. This was my first attempted at any of this and the staff person, KVH, who reviewed my Deed was extremely helpful and quick to respond to any questions I had and to make sure the Deed had the correct information before submittal to the county for recording. I started the process one afternoon and by the next day, the Deed was submitted to, and recorded in, my county. I will use them again whenever needed.

After a little glitch due to heavy volume at the County Recorder, my document was recorded. County Recorder was closed to public access at the office (due to the coronavirus issues) so all documents were either mailed to them or sent in electronically. Deeds.com was very efficient at their end with very quick responses to my questions and concerns. I would definitely use their services again.
