Every record owner joins in one instrument: this fillable New Hampshire warranty deed carries two grantor blocks, two signature lines, and a separate acknowledgment certificate for each signer. It is arranged for real property held by two individual owners who convey together with the warranty covenants of RSA 477:27, the covenant level New Hampshire title practice treats as the fullest a deed can carry.
Two grantors, one conveyance
The form recites exactly two individual grantors, each named in the style of the RSA 477:27 statutory form, and both execute the same deed. Two signature lines carry the printed names the registry expects under each party signature, and each grantor has an acknowledgment certificate in the RSA 456-B:8 short form, so the two owners may acknowledge on different dates or before different notarial officers. A married couple selling the home they hold together, two joint tenants closing out a survivorship title in one sale, and two tenants in common passing their fractional shares to a single buyer in one instrument all present the two-owner pattern this deed recites. The grantee section takes the name and latest mailing address of each grantee, with co-ownership wording following the names when more than one grantee takes title. The form is not set up as a conveyance by a sole owner, by three or more owners, or by an entity or fiduciary; those configurations carry different recitals and signature structures than the two grantor blocks here.
Each grantor covenants, and both warrant the whole title
New Hampshire hangs its warranty deed on one phrase, with warranty covenants, and RSA 477:27 gives a deed carrying it the force of a fee simple conveyance backed by covenants from each grantor: lawful seisin in fee simple at delivery, freedom from incumbrances other than those the deed states, good right to sell and convey, and a warranty running to the grantee and the grantee's heirs against the lawful claims of all persons. On a two-grantor deed those covenants run from both signers, which is the point of gathering every record owner into one conveyance: the grantee takes one deed, one covenant package, and one set of stated exceptions instead of a patchwork of partial-interest transfers.
Homestead release built for the married-couple pattern
RSA 480:5-a lets no deed convey or encumber a homestead right unless the owner and the owner's spouse both execute it, and the New Hampshire homestead exemption stands at $400,000 per person as of January 1, 2026. When the two grantors are spouses of each other, the two signatures on this deed are the two the statute names, and the conveyance section carries each grantor's release of homestead and other interests in the style of the statutory form. Two unmarried co-owners release their own rights the same way. A grantor married to someone outside the record title presents the one homestead pattern the form leaves open; the guide describes the statute and that boundary plainly.
One trip through the registry
A two-grantor deed records once, in the registry of deeds for the county where the land lies. The register checks the same statewide items on every deed: municipality names opening the description paragraph, the latest mailing address of the grantee, and a printed name under each of the two signatures, all conditions of acceptance under RSA 478:4-a and all built into the form's printed structure. The transfer tax under RSA 78-B follows the consideration, assessed on the buyer side and the seller side alike, and the deed carries a statement section for a transfer that is not subject to the tax; the declaration of consideration filings that report the sale to the Department of Revenue Administration are prepared separately and are not included in this package. The first page holds its top right half open for the register's recording data and puts the return address block in the top left, the arrangement the statewide Uniform Standards call for.
