Once the purchase agreement is no longer in effect (e.g., if the sale falls through or is completed), the release of the memorandum is filed to clear any encumbrances or claims on the property title.
Here's a breakdown of what it typically includes and the purpose it serves:
Current Seller (Grantor): The individual or entity releasing their interest in the property.
Buyer (Grantee): The individual or entity with whom the original agreement was made.
Property Description: Legal description of the property (address, parcel number, or other identifiers).
Reason for Release: Explanation of why the memorandum is being released (e.g., the contract was fulfilled, canceled, or the sale did not go through).

descriptions for some areas were longer than what would print out on document - it showed and was visible on the form but would not print out - for example in the legal description. would be nice in fill in areas could be extended as needed

It would be helpful if the numbers on the instruction sheet were on the form. I was confused on page two if the signatures were for witnesses or buyer (grantee). I do like the form and will use it in the future. Also page one Grantee's signature only has one line and if there are two buyers need another line.
