The personal representative's (PR) deed of sale for an intestate estate, under 33 M.R.S. 775-3-C, is a fiduciary instrument used to convey real property from an estate to a grantee (purchaser) pursuant to an order for sale. The PR deed conveys interest without any implied covenants of title (33 M.R.S. 771).
A personal representative of an intestate estate is someone selected by the probate court to administer the decedent's estate when the decedent dies without a will.
The PR must give notice of the sale ten at least (10) days ahead of the sale. In addition to meeting the standard content requirements for real estate conveyancing documents, PR deeds must reference information regarding the relevant probate case. Deeds are subject to transfer taxes in Maine, and require a real estate transfer tax form, unless a valid exemption is noted on the deed. File the deed at the appropriate county's Register of Deeds.

The forms are very confusing when there is so much to download! Trying to keep track and make sure you have everything needed is terrible! I think I have everything but I was under the impression I would be filling it out online and with instructions... I am very disappointed to say the least!

the deeds and related materials themselves are excellent but the PDF application is awful plus there is no way to customize the documents for specific purposes, so I had to type them from scratch in each instance.

The form was short, and explainable.. so that is my feed back on that...but we have not received anything back to actually see if we filled the form out correctly. Website is easy to use. I ordered the form, filled it out and uploaded it for recording. My only critique is that you can't preview the form before ordering and paying for it. I ordered a Deed of Full Reconveyance form only to find out I needed the Substitution of Trustee and Deedn of Reconveyance form instead. So I wasted $22 on the wrong form.
