Dissolving a Lien in Massachusetts

Under M.G.L. Ch. 254, 10, liens that are no longer needed or must be discharged for any other reason can be lifted by filing a Dissolution of Lien in the country registry of deeds where the Notice of Contract was originally filed.

The Dissolution of Lien contains the names and addresses of the parties to the contract, the property owner's name and address, the recording information for the Notice of Contract and Statement of Account, and a legal description of the subject property. Id. Once properly filed and recorded, the clerk will strike the lien from the record. Id.

Best Way EVER to record a warranty deed! It was nice to not have to drive anywhere and find the facility closed or "unable to process due to covid19 and buildings being closed". The correspondence between me and deeds.com was very timely in our back and forth email correspondence, and the processing was all finished in a timely manner. Totally worth the extra $15 that I paid in addition to the recording fee. I would use this again and again. My time and the efficiency of the job completed is worth the money.

The form was very easy to use and the sample tool you had was very helpful. the only problem i had was saving the document and then trying to find it later. I finally was able to figure out how to save it. but i still cannot find the saved document on my computer. Luckily i printed it before i closed it and did not need to make any changes.

I tried to use the free stuff you find on the internet. You quickly find out that free is rarely ever (never) free. Even worse, the long term cost can be immeasurable. Glad I realized that before I got too far in. Do yourself a favor, spend a few bucks up front to get the right forms.
