In order to have a quitclaim deed admitted to record in Vermont, it should be signed by the party granting the real estate, acknowledged by the same, and recorded in the clerk's office in the town where the property is situated. Unlike many other states that employ a county recording system to record quitclaim deeds and other real property instruments, Vermont uses a town recording system. Vermont quitclaim deeds use traditional legal language to convey the grantor's interest in real property.

Unless a quitclaim deed is acknowledged and recorded in the appropriate town clerk's office in Vermont, it will not effectively hold lands against any person but the grantor (V.C.A. 342). Recording a Vermont quitclaim deed provides notice of its contents. If a later buyer is paying fair value for property, and a quitclaim deed related to that property has not been recorded, the buyer does not have notice of earlier conflicting interests. If the later buyer records the quitclaim deed first, that deed would have priority over later recordings.

Website is easy to use. I ordered the form, filled it out and uploaded it for recording. My only critique is that you can't preview the form before ordering and paying for it. I ordered a Deed of Full Reconveyance form only to find out I needed the Substitution of Trustee and Deedn of Reconveyance form instead. So I wasted $22 on the wrong form.

I thought the forms were reasonably priced, the instructions included in the packet were thorough, and the examples helpful. Thank you for the additional CDR forms too. I contacted the Recorder's office via email with a question and Jennifer Bowser answered promptly. Job well done! However, when I delivered the deed and Real Property Transfer Declaration to the Clerk's office in Lafayette, the clerk was unfamiliar with the Declaration document being submitted and it took some time to convince her to submit the form without charging the recording fee. She even tried to phone the recorder's office for clarification, but no one answered. There then was an additional form at that office that I had to complete called Recording Request/Transmittal Form. I would suggest including that form with instructions in your on-line packet to speed up the process when a Deed is delivered to the County Clerk's satellite office. I do not expect every clerk to know all the particulars of recording requirements but a little knowledge wouldn't hurt.
