Wyoming's Non-testamentary Transfer of Real Property on Death Act went into effect on July 1, 2013. Find it at Sections 2-18-101-106 of the Wyoming Statutes.
By using transfer on death deeds (TODDs), people who own real estate in Wyoming have access to a flexible tool that allows them to direct what happens to their land after they die, independent from a will, and without the need for probate. As defined at W.S. 2-18-103, a TODD conveys the owner's interest in real property, subject to any debts or obligations in place during the owner's lifetime, to a designated grantee beneficiary. Until the owner dies, though, the beneficiary has absolutely no interest in or rights to the property.
To gain title to the property after the owner's death, beneficiaries must follow the procedure set out at W.S. 2-18-103(n). This involves completing and executing an affidavit of survivorship form, obtaining a certificate of clearance from the Wyoming department of health, and getting an official copy of the deceased owner's death certificate. Record the affidavit and accompanying documentation in the office of the county clerk of the county in which the real property is situated.

It was easy to download the form I wanted BUT there were 2 other options listed for "open/download." I didn't want to risk more charges for something I couldn't determine I needed so I passed them up. There were a few others listed with the option to "view" so I did that, without down-loading, and there were no additional charges. I would've liked that opportunity for 2 others that didn't offer "view" so maybe deeds.com missed a sale?

I was in despair as I needed to file two (2) very important documents with the County. Due to Covid the office was closed and my only recourse was to E-Fie with a service provider. I was fortunate enough to hear about Deeds.com. They were specific, courteous, patient and most of all productive. This site was easy to use for access to State forms for filing in Montmorency County clerks office. Not only did I find claim form but a sample claim was available for assisting on how to complete your form correctly. Found this so very useful for us (public resident) to fill in the form as a .PDF file that prints out typed form - rather than handwritten entries. There is a fee but your access is always available on internet to this site in the future. Saved me time using this site and My filed form looks professional. You have access to several other forms if needed.
