Recording Fees

To record a deed, the fee is $37.44 for the first page (this includes a $10 recording fee, a $2 registry surcharge, $0.44 in postage and handling, and a $25 LCHIP surcharge, payable by separate check to the Carroll County Registry of Deeds). Each additional page of the same document is $4.

Copies are $1 per page. Certified copies are an additional $1 per document.

A 1-4 page document is $0.45 for postage and handling. Each additional four pages will result in an additional 20 cents.

*Transfer Tax*

The rate of transfer tax is $15 per $1,000 and is imposed on the grant, sale, or transfer of any real estate and any interest therein. When the price or consideration is $4,000 or less, a minimum of $40 will be due. Any exemption to the transfer tax must be stated on the deed.

Transfer tax is rounded to the nearest whole dollar and is split evenly between the grantor and the grantee.

Document Formatting Requirements

The Registry of Deeds will not record copies of documents. All documents submitted for recording should be originals with original signatures and acknowledgments.

Documents should be on individual sheets of white 20# paper that are not permanently bound or in a continuous form. All documents must be suitable for reproduction. Paper should be 8.5 x 11 inches. Use black ink and a font size of at least 10 point, preferably in Times New Roman. Pages should not have double-sided printing.

The top margin on the right half of the first page should be at least 3 inches. All other margins on the first page and on subsequent pages should be at least 1 inch.

A document will not be accepted for recording unless the following information is included:

* The most current mailing address for each grantee named in the document.

* In the first descriptive sentence of the deed, the names of all municipalities in which the property is located should be stated.

* The name of each person signing the deed as a party to the transaction should be printed or typed beneath the signature of that person.
