Mechanic's liens are governed under Title 10, Chapter 603 of the Maine Code. In Maine, persons providing labor or furnishing materials or equipment without a contract with the owner should serve the owner with a Notice of Furnishing to protect their lien rights.

If labor, materials or services were not furnished by a contract with the owner of the property affected, the owner may prevent a lien by giving written notice to the person performing or furnishing the same that he will not be obligated to pay for that work. 10 M.R.S. section 3252. The person furnishing labor or materials can act first by serving the Notice of Furnishing before the owner provides a notice of non-responsibility. By doing this, he or she preserves lien rights.

A notice of furnishing identifies the parties, relevant dates and payments, the location and a description of the materials and/or services. Submit the completed, signed, and notarized document to the local office responsible for maintaining land records, and give the property owner a certified copy of the recorded document.

The Website was easy to use. I live in Houston Texas and mother recently passed away in California and I need affidavit of joint tenant forms. I was provided all the forms necessary to complete the documents. I had been a legal secretary in California about 20 years ago and just need the current forms and received them all very quickly.

Might be adequate if I was desperate. Formatting screams amateur hour -- not a legal issue but likely to invite closer scrutiny when filed. Instructions were supposed to be county-specific but directed me to call the recorder to ask them how to fill out part of the form. Not planning to use the form and would not purchase it again. I could probably do better by uploading some examples and the original mortgage from the Recorder's website into Claude along with the transaction-specific information and asking Claude to prepare a more professional release.

Great service! Super easy to use! I used the service to download a deed notice to do a TOD on a property in Fairfax County, VA. Just a heads up that Fairfax County required me to add the last deed book and page # onto the deed notice but otherwise all was just as they required!

I had a really good experience. I bought two forms from a different website and they didn’t help me at all. Granted, I only paid the minimum here I bought the upgrade and they showed me how to fill it out and what it should look like I went and had it notarized and took it to the county recorder and everything went smoothly. Highly suggest.
