In Maine, the quitclaim deed with covenants includes those covenants generally associated with special warranty deeds. 33 M.R.S. 763-766 define the warranties and covenants associated with non-mortgage conveyances. By incorporating the words "with quitclaim covenants" in the text of the document:
The grantor covenants with the grantee, his heirs and assigns that he will warrant and forever defend the premises to the said grantee, his heirs and assigns forever, against the lawful claims and demands of all persons claiming by, through or under him.
This deed form is valid as-is for use as a special warranty deed in Maine.
Special warranty deeds frequently include other restrictions or covenants, which may be disclosed in the space provided on the form.

I thought this form was great and easy to complete but the instructions were unclear as to whether the grantee- beneficiaries needed to sign and notarize their signatures as well. It did not appear to be the case but it would be helpful if the instructions spelled this out better.

I tried 3 local attorneys and got no where , wrong information, to busy and another one was very rude. One said he'd do it then didn't. I was so stressed and tried a different online form company advertising an in person attorney within hours. They did call back but gave me the wrong answer. It was very easy to order,download, and print. The only issue I have is that the guide that came with my form really did not help me filling it out. I feel the explanations could have been better and suited more for the standard person. I was still confused when filling it out and will probably have to get a lawyer to make sure it's filled out correctly
