Termination of the Purchase and Sale Agreement - The parties have mutually agreed to terminate the Purchase and Sale Agreement.
Expiration of Contract Terms - The Purchase and Sale Agreement referenced in the Memorandum has expired by its own terms and is no longer in effect.
Failure to Satisfy Contingencies - The agreement was contingent upon financing, inspection, or permitting, which was not obtained; thus the contract is void and the Memorandum is released.
Voluntary Release by the Buyer - The buyer no longer claims any interest in the property and voluntarily releases the recorded Memorandum.
Mutual Release of Claims - The parties have resolved all matters related to the agreement and consent to the release of the Memorandum.
Court Order (less common) - Pursuant to the order of the [Court Name], docket number [#], the Memorandum is released.

AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. The website was extremely easy to use and the cautions about not disclosing personal information were so clear and personal, they made me feel secure in knowing this site was not trying to rip me off. Forms are good. But need to be able to fill in information and blanks so these can be filed. Disappointed.

I purchased the Affidavit of Surviving Joint Tenant document and found the whole package of documents to be useful and practical. Successfully recorded!!! While the fillable PDF files are good enough, I personally prefer a Word document as it is easier to modify font or spacing.
