Transfer on death deeds (TODDs) in Oklahoma are governed by the Nontestamentary Transfer of Property Act (Title 58 O.S. 1251-1258), enacted in 2008.
Unlike standard deeds, which convey an irrevocable interest in real property, transfer on death deeds may be changed or cancelled, provided that any modifications to the recorded TODD are filed, during the owner's life, for recording with the same office that accepted the TODD. The Oklahoma Statutes do not provide a specific form for this purpose, but they define the requirements for lawful revocation at 58-1254.
Basically, there are two ways to revoke a transfer on death deed in Oklahoma. The owner can execute and record a new TODD, conveying the potential future interest to someone else, effectively cancelling the earlier transfer (58-1254(B)). The other method involves executing and recording an instrument of revocation (58-1254(A)). Just as with TODDs, this instrument must be recorded during the owner's life. Revocation instruments are useful because they serve as a clear statement of the transferor's intent. TODDs may not be revoked by a will (58-1254(C)).

It was convenient to be able to download the deed template, instructions, and a completed sample deed all from deeds.com. I was able to complete my deed with little effort. My only complaint is that the editable fields in the pdf document are of fixed size, leaving some large spaces within a sentence, for example: Executed on this 1st day of July ,2020. This makes the printed document look a little peculiar.

Deeds.com was such a blessing in order for me to get something done that my lawyers could not get done. Transferring a mineral right from my deceased parents to me and my husband. The mineral company person I worked with went above and beyond helping me fill the paperwork out perfectly so that it had “right of survivorship” (and other things phrased properly) so that either my husband or I won’t have the issue I have had. Communication is hard. The reps need to be empowered and encouraged to call the customers when necessary. They encourage 300 dpi resolution and under 2 MB PDF file, which is not even possible with our scanner. They made a vague comment about a legal description looking abbreviated but did not explain. They refused to call me. They said the county said "Image is light please darken", but the image looked fine to me. Maybe not their fault, but they refused to help work with the county on that for me. I followed their suggestion though and re-scanned at 300 dpi, but they misunderstood me and did not re-submit it right away. Over 48 hours later, it's still not recorded yet. I hope it will be today.
