REVOCABLE TRANSFER ON DEATH DEED
Under Maine Revised Statutes, Title 18-C, Article 6, Part 4, 6-401 to 6-421
Effective September 1, 2019 owners of real estate in Maine can take advantage of a useful estate planning tool: the transfer on death deed (TODD).
The Owner(s)/Transferor(s) [may transfer for no consideration property to one or more beneficiaries effective at the transferor's death by a transfer on death deed.] [6-405]
This Transfer on Death Deed may be revoked by the Transferor's prior to their death, Capacity requirements are (the same as the capacity required to make a will.) (6-408)
To become effective the Transfer on Death Deed must be recorded prior to (the transferor's death in the public records in the registry of deeds in the county where the property is located.) (Must state that the transfer to the designated beneficiary is to occur at the transferor's death.) (6-409)

I downloaded the Lady Bird deed. The process was quick and easy to download. Just select your county, fill out the form. You will need the property description from your original deed. In my case I had to go downtown Wayne County (Detroit). (Make an appt online). 1st you will have to get the property tax certified to ensure all taxes are paid to date (5th floor at the Wayne County Treasurer office). Give them the form you just filled out and they will stamp certified $5. After that take the form to the Register of Deeds (7th floor) appt needed. $18. Make sure it is properly notarized and all signatures completed. Once approved, they will scan it, stamp it, give it back with a receipt and mail a copy also. All Done. Worked beautifully. My co worker go a lawyer and paid over $250. I just used deeds.com and total for forms and going downtown with notarizing was less than $40 Yea!

Glad to have all of the helpful extra information, even though they don't answer all questions for all situations. So, I accessed public records and asked questions at the auditor's office. Also, on my Mac computer, filling out the actual deed form is a challenge because the screen jumps to the last page everytime I try to type a few letters or hit the return key, so I'm rollling back up to the first 2 pages after most keystrokes. A bit annoying. Overall, happy to have these form options are available! There is really no need to wait and pay for an attorney when all the information needed is available via public records. Fill in the blanks!

It's easy to look at something and think why is this margin so big, why is this field so small and want to change it only to find out it is incredibly important. The paperwork/forms are fine, but there isn't enough explanation for me to figure out how to file the extra forms (which I do need in my case). The main form, Deed Upon Death is fine. I think the price is pretty high for these forms. I wouldn't have purchased it because there are places to get them for much cheaper (about 6 dollars), but this site had the extra forms I wanted (property in a trust and another form). Unfortunately these were included as a "courtesy" and there are no instructions for them. So three stars for being clear about what was in the package, having the right forms that I need, but instructions for putting them to use and price took a couple of stars off. Downloading was easy and once you download you can type the info into the PDF--that makes working with the forms much easier.
