Two record owners conveying Wyoming real estate sign one deed, not two. This warranty deed form recites exactly two grantors, gives each grantor a labeled signature block, and pairs each signature with its own acknowledgment certificate, so a married couple or any pair of co-owners can convey together in a single instrument under Wyoming Statutes 34-2-102.
Two grantors, two signatures, two certificates
The architecture follows the ownership pattern. Sections 1 and 2 identify the two record owners; the operative section states that the grantors, and each of them, convey and warrant the described real estate to the grantee; and the execution section carries a separate signature block for each grantor, each followed by its own notary certificate in the Wyoming statutory short form. Because the certificates are independent, the two grantors are free to acknowledge on different dates, before different notarial officers, or in different states. The paired certificates are a layout choice of the form rather than a command of Wyoming law, whose short-form certificate accepts one name or several. A married couple selling the family home, and two co-owners of record passing their undivided interests to a single buyer in one instrument, present the two-grantor pattern this deed recites. The form is not set up as a single-owner conveyance, and it carries no entity, trustee, or attorney-in-fact capacity language.
When the sellers are married: the homestead joinder
Wyoming attaches a hard consequence to homestead conveyances. Under Wyoming Statutes 34-2-121, an instrument that conveys a homestead is void unless the owner and the owner's spouse both sign and acknowledge it and the instrument contains, in substance, the release and waiver of homestead rights the statute states. A deed from two spouses on this form presents that two-signer pattern by construction: both spouses appear as grantors, both sign, both acknowledge, and the release wording rides in the conveyance section. Wyoming also reads spouse wording generously on the title side: under Wyoming Statutes 34-1-140(b), grantees described as husband and wife or as spouses hold as tenants by the entirety unless the deed specifies another form, which is why so many Wyoming couples hold, and sell, together.
The warranty both grantors give
The statutory words carry the covenant load. A deed in substance in the form of Wyoming Statutes 34-2-102, in which the grantors convey and warrant, is deemed a conveyance in fee simple with the covenants of Wyoming Statutes 34-2-103: seisin of an indefeasible fee, good right and power to convey, freedom from encumbrances, and quiet and peaceful possession with a duty to defend the title against lawful claims. An exceptions section lets recorded easements, covenants, mineral reservations, and surviving liens appear on the face of the deed and stand outside the warranty; whatever goes unlisted stays inside it, for both grantors.
Recording in the county where the land lies
The deed records with the county clerk, and Wyoming's recording economics are statewide and simple: twelve dollars for the first page, three dollars for each page after it, and no state transfer tax or documentary stamps. Two items travel with the deed to the counter. The grantee's mailing address is a recording prerequisite under Wyoming Statutes 34-1-119(a), carried in the grantee section. And the sworn Statement of Consideration required by Wyoming Statutes 34-1-142, signed by the grantee or the grantee's agent on the State Board of Equalization form, must reach the clerk before a transfer instrument can be accepted; it is prepared separately, stays confidential with the assessment authorities, and is not part of this package. Wyoming is a race-notice state, so the recorded deed takes its priority from the moment of delivery to the clerk.
