The Assessor-Recorder is responsible for maintaining records for real property located in San Francisco County.

Recording Fees

All pages for recording must be 8.5 x 11 inches. There is a surcharge of $3.00 per page for every page of a document in which any portion of the document is not 8.5 x 11 inches (any page over 8.5 x 14 inches will not be accepted for recording).

$17.00 - First page of a deed of trust, assignment of deed of trust, reconveyance, request for notice, notice of default, substitution of trustee, notice of trustee sale, notice of rescission of declaration of default, and any deed that is not subject to the documentary transfer tax (Government Code 27388)
$14.00 - First page of all other documents
$3.00 - Each additional page

$10.00 - Monument fee (deed subject to the documentary transfer tax -- City Ordinance 258-5)

$14.00 - Combined (multiple title) documents, each additional title
$1.00 - Penalty print (more than 9 lines per vertical inch or 22 characters per horizontal inch), each page

On January 1, 2018, California Senate Bill 2, a.k.a., the "Building Homes and Jobs Act," goes into effect and may increase recording fees for real estate instruments. The fee will address homelessness and housing shortages, and help to increase the rate of home ownership within the State by creating a Building Homes and Jobs Trust Fund to which the additional fee will be remitted.

Upon taking effect, the recorder's office will impose a fee of $75.00 to be paid when recording every real estate instrument, paper, or notice required or permitted by law to be recorded, per each single transaction per single parcel of real property, not to exceed $225.00.

Transfers subject to the documentary transfer tax as defined in Section 11911 of the Revenue and Taxation Code or on any real estate instrument, paper, or notice recorded in connection with a transfer of real property that is a residential dwelling to an owner-occupier are exempt from this fee.

Document Formatting Requirements

* All documents to be recorded must be on 8.5 x 11 inch paper. Any documents larger than 8.5 x 14 will not be accepted for recording.

* Documents should not include more than 9 lines of text per vertical inch or 22 characters per horizontal inch.

* Deeds need to include a 3 x 5 blank space in the upper right corner of the first page. This space is reserved for the recorder's information.

* In the upper left corner of the first page, the person who has requested the recording should be named, along with return address information.

* A legal property description should be included on all documents pertaining to real property in San Francisco County, California.

* All title deeds presented for recordation must be accompanied by a Preliminary Change of Ownership Report and a Transfer Tax Affidavit. Real Estate Deeds
