Cancelling a Recorded Lien in Arizona
When a recorded claim of lien is satisfied, the claimant must cancel it within 20 days. AZ REV. STAT. 33-1006(A). Additionally, if a lien prohibited under 33-1002 (against the dwelling of an owner-occupant) has been recorded, the claimant must release than lien within 20 days of a request made by the owner-occupant. AZ REV. STAT. 33-1006(B). Finally, there is a penalty for failure to release the lien within the proper time. Failure to grant a lien release will subject the lienholder to liability of one thousand dollars as well as for actual damages caused by not releasing the lien. AZ REV. STAT. 33-1006(C).
The lien release form is a simple document that identifies
- the claimant's name and address,
- description of the property,
- county,
- and recording details of the lien (book and page number).
By recording the lien cancellation, the county recorder will cancel the previously recorded mechanic's lien.

A better or more simplified explanation of what some of the more common titles would be used for would help. You list 6-8 types of Trusts alone. An example of doing a Grant Deed to move a property into, out of, or from a Trust to a Trust would have been helpful.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. Working with one document at a time every thing was great, but the program will not let multiple documents save independently. When I saved a document and created another document the changes I made on the second document were on the 1st document. No big deal if your printing, but if your saving to email later, its an issue.
