Lis Pendens is Latin, meaning "Suit Pending" In Arizona a Lis Pendens is filed to notify the world that a case/action is pending on a parcel of property. The suit must involve title to the real property. So, if a mechanics lien is filed, should I file a Lis Pendens? No, because it doesn't affect title to real property, After the mechanics lien is adjudicated and a Foreclosure suit begins, then a Lis Pendens should be filed. Sometimes in a divorce, when one spouse solely owns the property. A Lis Pendens is filed to prevent the sale of the house, until the divorce is settled. A Lis Pendens is a very powerful tool, it basically puts a cloud on the title, which makes it very difficult to sell the property, and there are consequences if filed falsely. Without a lawsuit affecting title to real property, you should not file a Lis Pendens.

It was frustrating to get the scans done but that might have been due to a learning curve. After 4 tries they were accepted. I couldn't figure out how to delete or close the failed attempts. Waiting to see if Recorder office has changed the title.

I used the "personal representative's deed." There were a few errors, after I went to record it at the county recorder's office. For #7, it should've stated "The estate of Joe Schmoe, hereby grants Mr. Personal Representative....." instead of, "I Mr. Personal Representative, as personal representative, hereby grant to personal representative...." The person at the recorder's office said you cannot state "you are granting property to yourself." Just fix that, and everything else is fine.

I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

It would be really nice if you had an example of the document full size that can be examined/read before having to pay. I was gambling that it was the exact document that I needed when I paid my fee. Fortunately, it was, and I commend you for that.

Bottom line - it was certainly worth the $21 (+-?) I paid for the form and instructions, etc. Admittedly the form is a little inflexible in terms of editing for readability but I understand that offering greater flexibility would likely make theft more likely. So I'm happy with what I got. One suggestion - add more info about what's required in the "Source of Title" section.
