Questions answered? Let's get started!

A personal representative of an intestate estate is someone selected by the probate court to administer the decedent's estate when the decedent dies without a will.

The personal representative's (PR) deed of distribution for an intestate estate, under 33 M.R.S. 775-3-A, is a fiduciary instrument used to convey real property from an estate to a successor in interest pursuant to Maine's laws of descent. The PR deed conveys interest without any implied covenants of title (33 M.R.S. 771).

In addition to meeting the standard content requirements for real estate conveyancing documents, PR deeds must reference information regarding the relevant probate case. Deeds are subject to transfer taxes in Maine, and require a real estate transfer tax form, unless a valid exemption is noted on the deed. File the deed at the appropriate county's Register of Deeds.

Consult a lawyer with questions about Maine personal representative's deeds or with other inquiries related the probate process.

Response time was fantastic. I had no idea it would be so quick. I would definitely use again. They send you a message if they need additional information, etc. I would rate them a 10+ on a 1-10 scale

Very quick and gave me exactly what I needed! I would have had to go down to the courts and take off work to get this info otherwise.

Very easy to use. Time will tell if I have any issues getting it recorded. Beats using an attorney who won't return calls and emails like I used before. I like the form plus instructions and an example of the completed form.

In Colorado a Release of a Deed of Trust without the original note must be efiled - the Recorder said it had to be Simplifile or CSC Global neither of whom are designed to do a 1 off filing (you have to subscribe). Fortunately, I found Deeds.com - they were great. helped me work through a couple clerical issues and it is done. I am so happy and pleased. I would give them more stars if I could. I will spread the word among the realtors and title companies who couldn't help that there is a better option.

Reply from Staff

Thank you, John. We’re glad we could help get the Colorado release submitted and recorded. We appreciate the kind words and especially appreciate you spreading the word to others who may run into the same filing roadblocks.

I did not use your service. $19 to upload a document to our local tax accessor office is a bit high. I drove the document to the office myself.

Reply from Staff

Thank you for your feedback Robert. Glad to hear that you got your document recorded. Sorry to hear that your time, fuel, and wear on your vehicle are valued at less than $19. Have a wonderful day.

I didn't have any problem downloading and filling out the form on my computer and printing it yesterday. I didn't know what to put for "Source of Title". I called the county recording office; they didn't know either and said to leave it blank. I got the form notarized at my bank and took it in to the recording office. They checked it, accepted it, I paid a fee, and it's done. So easy. My children will appreciate that I've done this. Added note: You do have one typo on your form--you left out 'at'. It should read: "You should carefully read all information at the end of this form."
