About Pennsylvania Recording

Real property records are maintained by the recorder in the county where the property is located. When a real estate deed is recorded, a permanent record (scanned image) is made and a specific deed book volume and page number is assigned to the real estate deed.

The act of recording provides constructive notice of the transfer. Under Pennsylvania law, such notice makes the transfer of property binding for third parties. The purchaser named on the last recorded deed is the current legal owner.
